Real estate development in the hotel sector, at Spain GRI 2024

The exclusive meeting, organized by the GriClub, which brings together international experts from more than 20 countries, will devote a panel to the prospects for the hotel sector, with the participation of the real estate management company Arum Group, and where sustainability and innovation are presented as the keys to the future.

Spain GRI 2024 is back, an exclusive meeting for Spanish and European real estate executives, which is taking place this week at the Wellington Hotel in Madrid, after experiencing significant growth since its first edition in 2014.

Spain GRI 2024, which aims to increase the flow of transactions between the main players in the sector, will feature Jesús Abellán, CEO of Arum Group, in one of the fifteen panel discussions to be held behind closed doors that will bring together more than 150 professionals of an international nature, representing more than 20 countries. GRI Club has also scheduled for this edition more than 300 private meetings, being a very important space for the sector when it comes to networking.

Abellán, head of Arum Group, will participate this Thursday, at 10:30 am, in the panel ‘What’s new in the hotel sector. New developments ahead’, which will revolve around three blocks: financial perspectives, asset performance and project location.

In his opinion, “in an environment of geopolitical instability as we find ourselves at the moment, Spain continues to be one of the preferred countries when it comes to choosing a second home for Europeans. Hence the rise of branded residences and tourist apartments, given that it is important for many buyers to look for formulas that allow them to forget about management and maintenance and reduce the cost of a second home that is only partially used. In this sense, selecting the asset designed for these purposes and trusting a good manager are key factors for this, explains the CEO of Arum Group, a company known for the development of residential and tourist real estate projects in Abama Resort, in Tenerife, or La Manga Club, in Murcia.

For him, design, sustainability and innovation are the hinges on which successful projects will move in the future. “Cost growth is a constant concern for hotel operators. To ensure optimal operational performance, it is essential to adopt proactive strategies in new construction, which allows for the integration of energy-saving measures that refurbishment does not. For example, implementing smart technologies for energy management and process automation can reduce operating expenses. In addition, national and international buyers are increasingly demanding these sustainable measures when buying their new homes,” he argues.

In addition, the expert believes that “the choice of location is a critical factor in the success of a hotel project. Although prime locations have traditionally been the most sought-after, high demand is generating new opportunities in emerging areas such as Valencia, Malaga, the south of Tenerife and Murcia,” he argues.

The round table in which Jesús Abellán participates will be moderated by Paula Albaladejo, Director of Sustainability EMEA and Director of Project & Development Services for the Southern Europe Cluster, at JLL Madrid, and as panelists will also be Daniel Hermann, Director of Expansion at Limehome, Dimitri Chandogin, co-founder and President of NUMA Group, Fabrizio Candoni, President and CEO of Wegreenit, Myriam Fréval, CEO and Founder of Athol, and Philip C. Sauer, managing director of Real Estate & Hotels at MABEL Capital.

The panels will be developed around different topics such as key investment strategies, financing, residential logistics, hospitality, office real estate market, shopping & retail, senior living and healthcare or student housing and coliving.
